"Sellers Are Taking Any Offer Now." Here's What's Actually Happening.

You've heard it. Maybe you've said it. "Prices are so high now, sellers will just grab whatever offer walks through the door." Sounds reasonable, right? Wrong.
Here's what's actually true: over the twelve weeks ending August 30, 2026, sellers across the territory closed at a median of 102.1% of list price. Not below. Above. And 64.4% of homes sold over their asking price entirely. That's not a market where sellers are desperate. That's a market where sellers still hold the leverage, and buyers are still competing hard to win.

The territory-wide median sold price landed at $410,000. A year ago, over that same twelve-week stretch, the median was $371,000. That's real movement, and it happened while sellers were still getting more than list, not less.
So no, sellers aren't taking whatever comes first. They're getting bid up, and buyers are still paying to win.
Let's zoom into a couple of markets where that dynamic looks a little different underneath the surface.
In Prospect, the median sale price climbed 16.11% year over year. But here's the twist: the average sale-to-list ratio there actually slipped 1.1 percentage points. Sellers are getting more money for their homes, and giving a little more ground to get there. That's not a contradiction. That's a market maturing.
Same story shows up in Waterbury, where the median sale price rose 9.83% year over year. There too, the average sale-to-list ratio fell, down 1.7 percentage points. Bigger numbers, slightly softer terms. Worth knowing if you're pricing a home there this fall.
And speed isn't uniform either. In Monroe, the median days to pending ran 53.5 days. In Willimantic, that same measure ran just 23.5 days. Same territory, same twelve weeks, two completely different buyer mindsets. One town, buyers are taking their time. The other, they're moving fast.
What does all this mean for you? If you're selling, don't assume you have to chase the first number that comes in. The data says buyers are still willing to pay up, and pay above ask, in this territory. If you're buying, know that "over asking" is closer to the norm than the exception right now, 64.4% of the time, in fact. Price your offer like you mean it.
What I'll be watching next: whether that sale-to-list softening we're seeing in Prospect and Waterbury spreads to other towns, or stays isolated to those two. That's the tell for whether seller leverage territory-wide is starting to loosen, or whether this is just two markets finding their own rhythm.
